ToHa Two, an iconic office tower in Tel Aviv, is redefining the city’s skyline with 77 floors designed by Ron Arad and Avner Yashar. The tower sets new standards of architectural innovation, sustainability and an inspirational work environment, and meets LEED Platinum standards for green construction.

ToHa Two entails modular spaces, a green urban square and restaurants. The strategic location on a central transportation junction, near the train, light rail and future metro, combined with advanced parking and accessibility solutions, turns the tower into Tel Aviv’s core business center. In the center of the business metropolis

The ToHa complex is situated at the junction of Yigal Alon Street, Hashalom Road and Totseret Haaretz Street in Tel Aviv, near the train station. In the near future the “Fast to the City” line will pass through this location, and in the longer run two metro lines will run there.

Green Thinking

The ToHa complex was designed with great consideration given to ecological values. The complex was built under the LEED Platinum green standard with climate-adapted building methods and materials. The complex’s ground footprint is relatively small for its size: The building occupies 1.5 dunams of land but spans 55,000 sqm. The 4-floor car park was limited to 950 spaces (instead of the originally approved 1,300), and there are hundreds of parking spaces for bicycles in order to encourage green transportation.

The tower is equipped with advanced systems for shading, night ventilation, water and energy, which save around 30% in air conditioning and lighting expenses and around 50% in water consumption. Unlike towers with a uniform glass facade, the complex adjusts its exposure to natural light according to the time of day and season, with double glass panels and shades in between them that can open and close as needed and according to the sun’s position.

Redefining the standard

As a model of innovative and smart construction, Gav-Yam’s ToHa complex sets the benchmark for future projects, which will have to adopt a different approach to design and environmental thinking – with a thoughtful balance between the needs of tenant companies, the people working in the tower, and those of the general public.

Should the additional projects to be constructed in the surrounding area indeed meet the benchmark, we are expecting to see a healthy and invigorating change in the landscape and urban experience of Gush Dan.
